Armstrong Creek Generating Interest as Sentiment Improves.
With interest rates dropping and sentiment improving, we’re pleased to see that the Armstrong Creek market is on the up! Buyers are active, enquiries are engaged, and the area’s many drawcards are receiving more attention in the media.

Realestate.com.au recently named Armstrong Creek as one of the best lifestyle suburbs in Victoria, with its schools, shopping centres, beach access and transport making for a “best of both worlds” prospect for buyers.
Another article by Realestate.com.au highlighted Armstrong Creek’s strong pipeline of new housing, rental yields and accessibility to Geelong as the factors underpinning the area’s surging popularity.

Several factors continue to resonate with buyers across our Armstrong Creek projects – Haymont, The Reserve and Glenlee – including the appealing location, which is tailor-made for growing families, the accessibility to Geelong and its countless amenities, restaurants and activities, and the tranquil parklands, walking tracks and bike paths within our communities.
In early 2026, Yirrama Primary School will open its doors for up to 525 students from Prep to Year 6, adding an important local amenity for families within The Reserve, Haymont, and Glenlee, as well as the completed Watermark, with the school located just a few minutes away from each project.
Armstrong Creek residents also enjoy exploring the 1.96ha Glenlee Regional Park, featuring multiple play zones, barbecues, open spaces, seating areas, and trees, as well as the nearby Sparrovale Wetlands & Conservation Reserve. Both are a short distance from residents across our Armstrong Creek communities.
