ID_Land celebrates 15 Years, young innovation, and a new community comes to Gisborne!

This year our team celebrates the 15th anniversary of ID_Land, so we’re pausing to reflect on the journey that began in 2009 with two business partners, a modest office in Melbourne, and our first site acquisition.

In 2009, co-founders Jeff Garvey and Matthew Belford led a small but determined team at our first office on Albert Road in Melbourne. The team had a vision to make a big impact on Melbourne’s property market and has since grown to over 30 people that have now delivered 6,500 residences across over 20 projects, underpinned by our desire to deliver liveable, connected communities.

One consistent theme throughout our 15 years has been our strategic site locations, starting with a 30-hectare parcel in Mernda – that we acquired in August 2009 – that went on to become the Fairview community.

This initial success gave us the confidence to move onto further acquisitions and project launches, including Watermark in Geelong, Elements in Truganina, and Potters Grove in Officer, all of which are now thriving and established communities.

Our nimble approach has always been focused on moving where the market is, to create communities, accessible housing, and the amenities that families need.

These projects have resonated strongly with the market – when we launched Willow Gisborne in late-2019, the first Stage was so highly sought-after that we had campers waiting out overnight to secure the project’s first lots. At Yarraville Place townhomes, which launched at a similar time, 50 percent of townhomes sold on the opening weekend – totalling $45 million in sales.

The success of our communities, apartments, and medium-density projects like The Barkly townhomes in Brunswick, our Amber community in Wollert, and Canvas apartments in Brunswick, underscores our commitment to delivering affordable homes that cater to the evolving needs of modern families. Our commitment to delivery has been further complimented by multiple UDIA Development of the Year wins and other award nominations.

Beyond our development sites, in the last 15 years ID_Land has also ventured into new business arenas. In 2020, we launched ID_CORP, which has over 80 staff and oversees ID_Land alongside fund manager Title Capital, homebuilder SHAPE Homes and over-50s land lease operator Next Living.

As we look back, we’d like to extend our gratitude to our team, partners, builders, subcontractors, engineers, sales agents, and especially the communities who have joined us on this journey. The landscape has changed significantly over these 15 years, and we are proud to have been an active participant in that transformation.

We’re excited to continue our journey with the same passion and commitment that have been our hallmark since that first land acquisition in 2009. Together, we plan to move forward, building not just for today, but for future generations.
